Getting the house ready

Most sellers over-prepare in the expensive places and under-prepare in the cheap ones. What moves a buyer is light, space and a front door that does not stick. We will give you a short, prioritised list, and if the honest answer is that your house needs nothing, that is what you will hear.

How we market it

Professional photography, an accurate and readable listing, syndication to the portals buyers actually use, and direct outreach to the agents whose buyers we already know are looking in your price band. Most homes here sell to a buyer another local agent brings, which is why being easy to work with is a marketing strategy, not a personality trait.

Negotiation, inspection, closing

The offer is the beginning of the negotiation, not the end of it. Inspection findings, appraisal gaps, repair requests and closing-date changes are where a good sale turns into a frustrating one, or does not. Both of us stay on your file through all of it, so nothing sits in an inbox over a weekend.

What is my house worth?
The only honest answer comes from someone who has stood in it. We will pull the genuine comparable sales for your street, walk the house, and give you a range with the reasoning attached (free, with no obligation and no follow-up campaign if you decide not to sell). An instant online estimate cannot see your kitchen.
What should I fix before listing?
Usually less than people expect. Paint, light, clutter and the front door earn their money back; a full kitchen remodel a month before listing usually does not. We will walk the house and give you a short list in priority order, and we will tell you when the honest answer is to change nothing and price it accordingly.
How long will it take to sell?
That depends on your price band, your neighborhood and your condition. Once you are under contract, a financed buyer typically needs another 30 to 45 days to close.
What do you charge?
Our compensation is negotiable, and it is agreed in writing before you commit to anything. Because it is negotiable, there is no standard rate for us to publish here. Anyone quoting you one sight-unseen is quoting a number they made up. We will go through it with you at the listing appointment, in writing, alongside exactly what you get for it.
