The short version

Northport sits directly across the Black Warrior River from downtown Tuscaloosa, and it is a genuinely separate city rather than a suburb that grew into one. It has its own downtown and its own city government, on its own side of the water. For a lot of the buyers we work with, that separateness is the entire reason they chose it.

The river, and what it means day to day

The river is the organising fact of life here. It sets where the bridges are, which determines how you get to work, and it is why two places that look close together on a map can be twenty minutes apart at four in the afternoon. Anyone who tells you Northport is “five minutes from Tuscaloosa” is telling you something that is true of some of Northport and not true of the rest.

We drive it with clients for that reason. If you are going to be at DCH by seven, or on campus by eight, the honest answer comes from the passenger seat at that hour, not from a map app at nine in the evening.

Downtown Northport and Kentuck

Historic downtown Northport is the part of the city visitors remember. It is home to the Kentuck Art Center and the Kentuck Festival of the Arts, which draws people from well outside West Alabama every autumn, and the surrounding blocks have the kind of small shops and restaurants that keep locals coming back on ordinary weekends.

Living near downtown means older housing stock, mature trees, walkability that is rare in this part of the state, and (as with any historic district) the maintenance realities that come with a house built decades before you owned it. We are happy to tell you which of those realities are charming and which are expensive.

Schools

Northport’s schools run through the Tuscaloosa County School System. Tuscaloosa City Schools do not cross the river. That catches people out constantly, especially buyers relocating from outside Alabama who assume the metro shares one district.

Housing stock and where the growth is

Northport is not one housing market, it is several stacked next to each other:

  • Near downtown: cottages, bungalows and older homes on established streets, mature landscaping, smaller lots.
  • The established middle: mid-century and later homes on ordinary neighbourhood streets, often the best value per square foot in the city.
  • North along Highway 43: newer subdivisions, more recent construction, more predictable maintenance, longer drives.
  • Out toward the county: acreage, larger lots, and the trade of a longer drive for land you cannot get closer in.

Growth has generally pushed north and west.

What Northport offers buyers

The amenities of a university town without living inside it. A downtown of its own, with schools in the Tuscaloosa County School System. The county district’s site has the current zones. A home on the other side of the river from a job in Tuscaloosa. And land, because land runs out faster on the other side of the river.

Northport works less well for you if you want to walk to campus, or if game-day traffic and the bridges will grate on you every autumn Saturday.

Is Northport in the Tuscaloosa city school district?
No. Northport is served by the Tuscaloosa County School System, which is a separate district from Tuscaloosa City Schools. That distinction surprises a lot of buyers who assume the river is only a geographic line. Attendance zones do change, so confirm the specific zone for any address before you make a decision based on it.
How long is the drive from Northport into Tuscaloosa?
For most of Northport it is a short trip across one of the river bridges - minutes rather than a commute, outside of football Saturdays and the afternoon rush on Highway 82. Homes further north up Highway 43 add time. We will drive the route with you when you would really be on it, not at nine in the evening.
What kind of homes does Northport have?
A wide range. Older cottages and bungalows near the historic downtown, mid-century houses on established streets, and newer subdivisions spreading north and west. Get outside the city and lots get bigger quickly, which is much of the appeal for buyers who want land without a long drive.
Is Northport a good place to buy if I work at the University?
It is close to campus without being inside the game-day footprint, which is the main reason it comes up. Whether it works for you depends on which side of Northport you land on, and we can be specific about that once we know where you need to be.
